Qlogo Do I need to have sold my house to reserve an ID Home? Aicon Generally yes but at times we may be able to help with our agency scheme or even part exchange in some instances.

Qlogo What do we pay on reservation? Aicon A reservation fee is payable to secure the property and fix the price for 28 days from the point of reservation. This varies by development from £99 to £500. Please ask our sales team for advice.
Qlogo Is my reservation fee refundable? Aicon No – usually half the fee paid will be retained by the company in the event of cancellation for whatever reason.
Qlogo What if we don’t have a Solicitor? Aicon No problem. Our sales team will happily recommend one based on other customers findings of service and value for money.
Qlogo If I need a mortgage can you help me? Aicon Yes – we work with an independent mortgage broker who can talk to you confidentially about your individual needs. Please ask our sales team for details.
Qlogo What contract deposit is payable? Aicon Your Solicitor will require a contract deposit from you prior to exchange. This is usually 10% of the purchase price but may be less at times. Please ask our sales team for advice if you are unsure.
Qlogo Can we choose our own colour options on kitchens and bathrooms etc? Aicon Yes on some developments - although this is dependant on the build stage.
Qlogo What stamp duty will we pay and when is this payable? Aicon The amount you will have to pay is based upon the contract price of the Property. Current scale of charges is:

You are responsible for ensuring your Solicitor has cleared funds prior to completion. However, some of the areas in which we develop are Stamp Duty exempt. Our sales team will be able to confirm.
Qlogo How long will my home take to build? Aicon This depends on the size of home and prevailing weather conditions together with material availability. We will give you an estimated date at the point of reservation and regular updates throughout the process.
Qlogo What is your after sales service like? Aicon We offer an excellent after sales service.

Any items needing attention as set out under the terms of the buildings guarantee (NHBC / Zurich) will be attended by our dedicated customer care team. Details are sent to all buyers on completion.
